In this article, we will explain how to calculate what is the construction cost of 10 x 15 room with an attached bathroom and its materials estimate.

Whenever someone decides to build a house or room, he or she will want to make sure he knows the cost of the construction before assigning or starting it. This is essential to know the approximate construction cost before starting construction. This is also called estimation. Estimation of work is done to know financial backup check and comparison on contractor quote

In this article, we will explain how to calculate the cost of construction and material quantities for this material.

 

List of quantities and cost to be calculated,

·       Brick Work – quantity of Brick, the quantity of Cement, the quantity of Sand in Mortar.


·       Concrete Work – Concrete quantity in column, beam, and slab.


·       Steel Reinforcement – no of bars and its cost quantity.


·       Plastering


·       Painting


·       Tile – Floor tile for the room, Floor tile for the bathroom, wall tile for the bathroom.


·       Sanitary fittings – Toilet  (W.S), Tap – 2 nos, shower, wash basin


·       Electrical – Switch board – 2 nos, Roof piping


·       Plumbing material


·       Labour Work and Cost

 

Before going to start you need to know the basics conversation as follows.

3.28 ft = 1 m |1 m = 3.28 ft

 

1 ft = 12 inch | 12 inch = 1 ft

 

To convert ft to meter divide ft value by 3.28

 

EX: value is 15 ft then the (15/3.28) = 4.57 m.

 

Similarly, to convert inch to meter multiple inch value with 0.0254

 

EX: Value is 4” then (4 x 0.0254) = 0.10 m (100 mm).

 

Let’s calculated each quantity one by once,

 

Brick Work – Quantity Of Brick, Quantity Of Cement, Quantity Of Sand In Mortar.

Brick walls are classified into two which are interior and exterior brickwork.

 

Exterior brickwork = 9 inch (230mm)


Interior brickwork = 4.5 inch (115mm)


Parapet Wall (brickwork above the slab as parapet wall) = 4.5 inches (115mm)

Total Brickwork = Total Brick Work Deductions (Windows And Door)

 

Total Brickwork = 6.22m3

 

Nos. of Bricks, Cement and Sand Quantity and Costing

THUMB RULE:

No of brick per 1m3 = 500nos


Cost of brickwork = 8/nos


(Cement: Sand) = (1:5) M-Sand, (1:4) River Sand


We will take (1:5) M-Sand


Cement bag per cum (1:5) = 1.55bags/m3


Cost of cement bags = 400/bag


Sand per cum (1:5) = 0.271cum/m3


Cost of sand (cft) = 45/cft = 1589.16/m3

 

Brick for 6.22m3 = 6.22 x 500 = 3110nos


Cement bag for = 6.22 x 1.55 = 9.64 = 10bags


Sand per cum (1:5) = 6.22 x 0.271 =1.68cum

 

Brick Work Quantity Calculation

 

Total Cost Brick Work: Rs. 31426

 

Concrete Quantity In Column, Beam And Slab

Size of column = 9″ x 9″ (0.23 m x 0.23 m)

 

Size of beam = 9″ x 16″ (0.23 m x 0.40 m)

 

Slab,

Length = 10’ / 3.50 m


Width = 15’ / 4.57 m


Thickness = 5”/ 125mm


Therefore, beam depth reduced into 16”-5” = 11”

 

Size of beam = 9″ x 11″ (0.23 m x 0.279 m)

 

Concrete Quantity In Column, Beam And Slab

 

Total Concrete Volume = 3.29 m3

 

Ready mix concrete (RMC) cost for M-25 Grade of Concrete = 4500 Rs./CUM


Cost of Concrete = 3.29 x 4500 = Rs 14820

 

Total Cost of Concrete = Rs. 14,820

 

Reinforcement (Steel) Quantity And Cost

Generally, the amount of steel in column, beam and slab reinforcement is considered to be 1% to 2% of the concrete volume.


We will take,

Volume of Reinforcement (Steel) = 1.5% of Volume of Concrete

 

Volume of Reinforcement (Steel) = 0.015 x 3.29 = 0.049 m3

 

We know the density of steel = 7850 kg / m3

 

So, we can calculate the weight of steel in kg.

 

Weight of steel = 0.049 m3 x 7850 kg/m3

 

Weight of steel = 384.65 kg

 

As per the market rate of construction, steel is about 58 to 68 Rs. per Kg in the market.

 

So, if we will take 60 Rs. / kg rate

Therefore,

Cost of Steel = Weight of Steel x Rate of Steel

 

= 384.65 x 60

 

Total Cost of Steel = Rs. 23,079

 

Plastering Quantity And Cost

 

 

In Plastering Wall Has two sides

EXAMPLE:


Exterior Plastering = 9 inch (230mm) (shorter span - 10ft)

It has two wall of four sides (interior & exterior)


Therefore,

= 4 sides x 3.05 x 2.74 = 33.428sqm

Plastering Quantity And Cost

Total 12mm thick Plastering in Cm 1:4 = 141sqm

Cement bag per cum (1:4) = 0.11 bags/m3


Therefore, for 271.233 sqm Mortar = 271.33 x 0.11 = 29.8 – 30 bags


Cost of cement bags = 400/bag


Total cost of cement bags = 30 x 400 = Rs 12000


Sand per cum (1:5) = 0.015 cum/m3

Therefore, for 271.233 sqm Mortar = 271.33 x 0.015 = 4.05 – 5m3


Cost of P-sand (cft) = 85/cft = 3000/m3


Total cost of cement bags = 5 x 3000 = Rs 15000


Plastering Quantity and Cost = 12000 + 15000 = 27000

 

Total cost of Plastering Quantity = 27000rs

 

 

Painting Quantity And Cost

 

Painting quantity  =  plastering quantity


Painting quantity = 271.33 sqm

Painting material

1 sqm = 0.77 kg putty 

1 sqm = 0.111 liter primer

1 sqm = 0.167 liter paint

Therefore,

Painting quantity = 271.33 sqm


Putty = 271.33 x 0.77 = 208.5 – 210kg

Cost of 1 putty bag 850/bag

So we need three bags of putty which cost 850 x 3 = 2550rs


Primer = 271.33 x 0.111 = 30.11 – 31liter

The cost of 1-litre primer varies from 150 to 500/litre. We will take 200/litre

So we need 31 litres of primer which cost 200 x 31 = 6200rs


Paint = 271.33 x 0.167 = 45.31 – 46liter (Two Coat)

The cost of 1 litre of paint varies from 150 to 500/litre. We will take 280/litre

So we need 31 litre of paint which cost 280 x 46 = 12880rs


Total Cost Of Painting Material = 2500 + 6200 + 12880 = 21580

 

The total cost of Paint Quantity = 21580rs

 

Tile Quantity And Cost

 

Tile Quantity And Cost

 

Tile rate varies from 25 to 200rs/tile. We will take 45rs/tile

Therefore,

= 377tiles x 45 = 16965rs

 

Total cost of Tile Quantity = 16965rs

 

Sanitary Fittings And Cost

 

Sanitary Fittings And Cost

 

Total cost of Sanitary fittings = 15000rs

 

Electrical | Plumbing Quantity And Cost

We need 3 switch board for room

In,

Near door

Backside of TV

Near bedside

And 1 switchboard in the bathroom

 

1 switchboard cost will 1500 – 4000/switchboard ( N/A) – we will take 2000/board (includes – switch, socket, roof pipe, casing pipe, wire)

 

Therefore, for 3 switch board = 3 x 2000 = 6000

 

1 water point cost will 1000 – 3000/point ( N/A) – we will take 2000/board

Therefore, for 3 switchboard = 2 x 2000 = 4000

 

Total cost of Electrical | Plumbing = 10000rs

 

Door | Window Quantity And Cost

Door rate = 1800 -10000rs we will take 2500rs/door

Aluminium window (3x4) = 360 – 600rs/sqft =we will take 360rs/sqft so 12 x 360 = 4320rs/window

Total cost of Door | Window = 6820rs

 

 

TOTAL COST OF MATERIALS

Cost Brick Work: Rs. 31,426


Cost Of Concrete = Rs. 14,820


Cost Of Steel = Rs. 23,079


Cost Of Plastering Quantity = Rs.  27,000


Cost Of Paint Quantity = Rs. 21,580

Cost Of Sanitary Fittings = Rs. 15,000


Cost Of Electrical | Plumbing = Rs. 10,000


cost of Door | Window = Rs. 6820

 

TOTAL COST OF MATERIALS = 31,426+14,820+23,079+270,00+21,580+16,965+15,000+10,000+6820

TOTAL COST OF MATERIALS = Rs 166690

 

TOTAL COST OF LABOURERS

Total area = 10 x 15 = 150sqft

Cost of construction works = 365/sqft – 450/sqft

Therefore, 365 x 150 = 54750rs


Cost of Electrical works = 25/sqft – 40/sqft

Therefore, 35 x 150 = 5250rs


Cost of Plumbing works = 15/sqft – 30/sqft

Therefore, 20 x 150 = 3000rs


Cost of carpenter works = 900/labour

Therefore, we may need 2 labour to fix door and window so 900x2 =1800rs


TOTAL COST OF LABOURERS = 54750+5250+3000+1800 = 64800

TOTAL COST OF LABOURERS = Rs 64800

 

FINALLY,

Cost Of 10 X 15 Room With Attached Bathroom Construction = Total Cost Of Materials (Rs 166690) + Total Cost Of Labourers (Rs 64800) = 231490

 

Cost Of 10 X 15 Room With Attached Bathroom Construction = Rs 231490
