WHAT IS PLOT AREA, PLINTH AREA/BUILT-UP AREA, CARPET AREA,
SETBACK AREA, AND SUPER BUILT-UP AREA IN CIVIL ENGINEERING?
As civil engineers, we should know how to study a
floor plan of a building. A good plan gives the best picture of the whole
structure on one sheet. To make it easier, we use multiple terms in the plan to
identify and denote specific areas of a building. Here we discuss the different
types of areas we usually use to identify the type of area in the project plan.

1. WHAT IS PLOT
AREA
The area of the plot commonly referred to as the site area is the land surrounded by certain boundaries (fence). Simply put,
the total area you own in a city or town is called plot area
2. WHAT IS PLINTH AREA/BUILT-UP AREA
The total area of the building in the area of the
plot (plot area) is called the built-up area. In simple terms, the area
excluding the empty space around the building is called the plinth area or built-up
area.
Areas included in the built-up area:
· living
room
· Bedrooms
· hall
· balcony
· bathroom
· kitchen
· utility
area
· shafts
· staircase
· verandah
· terrace
· Wall
thickness.
Built
up Area = Thickness of All walls + Carpet area+ balcony

3. WHAT IS SETBACK AREA
The setback area is empty space around the
building. Municipal Authority will determine the setback area. Generally, we leave 3
to 6 feet on all sides of the building. The reason for leaving the space area
is to facilitate our movement, vehicles movement, ventilation and emergency
purposes. However, the setback area for larger buildings increases and can
reach several meters.
Setback area = Built-up Area - Plot area
4. WHAT IS CARPET AREA
The carpet area is the actual area covered by a
carpet or the area excluding the thickness of the interior walls of the built
area. In Simple way, it is the interior space inside the walls that you can
actually use. Typically, the carpet area is 75 to 85% of the built area.
Carpet Area = Built-up Area - Area of walls

5. WHAT IS SUPER BUILT-UP AREA
The super-built-up area is the built-up area and
the proportional area of common areas such as
· Swimming
pools
· Stairs
· Elevators
· Open
porches
· Lobby
The term super-built-up area is commonly used in
real estate (when buying a property), as builders can add 15 to 20% of the
total cost of the apartment to the super-built-up area.
Super Built-Up Area = Setback area + Built-up Area + (18% to 20% of common
area)
